The LOFTS @ CHEROKEE STUDIOS; LA's FIRST Green Live/Work Lofts (Part 4/5)

SHOWCASE LOFT #3 :  THE MODEL HOME
Interview with Design Consultant Daphne Brusso from CISCO HOMES

Left:  May Hsu (aka GreenandGorgeous), Right:  Daphne Brusso
1.  What was going through your mind when you started to create this space?
I wanted to create a space that was true to the spirit of the Cherokee legacy.  The lot where Cherokee lofts was built used to be Cherokee Recording Studios where many of the greats recorded their albums such as Micheal Jackson's "Thriller" album, the "Saturday Night fever and many many more.  I wanted to incorporate music into all aspects of the design as well as accentuate the green elements and organic nature of the loft considering it is a LEED Platinum space.

2) what are some of the design elements that designate the Model home?
The model loft is a 2 bedroom, 2 bath with a recording studio, control room, den, utility closet and easy access to the rooftop garden.
The loft is characterized by high ceilings, modern energy star stainless steel appliances, eco finishes, and gray wood FSC certified floors.
3) what are some of the green elements you use to design the space?
The loft is the first live/work LEED Platinum space in the country.  An advanced cooling/heating system, dual flush toilets, efficient fixtures, LED lighting, hot water circulators, solar power for all areas, cellulose insulation, FSC Certified wood, Cisco Home furniture made with natural latex and pure grow wool containing no formaldehyde or petroleum by-products (Inside Green TM) and paint that contains no VOCs are just a few of the green elements used for the structure.

4) what were some of the challenges when you're designing this space? what were you're most proud of?
Well of course, as with any construction project, timing and construction schedule were a challenge.  As far as design, the biggest challenge was making sure that all the products were environmentally conscious which became really easy for me to tackle as many of the musical pieces used were vintage pieces used from the previous Cherokee Recording Studios, and all of Cisco Home furniture is environmentally sound.  I loved the synergy created with the previous music producer and owner of the studios, Bruce Robb who really helped me envision what a space for a true music producer would be like, and the wonderful sponsors that helped in my design including Amenity Bedding, Cisco Home, Pieces fine art who supplied all of the beautiful fine art and sculpture seen throughout.
One of my biggest challenges was the Control Room/music studio because it was hard to find an actual sponsor who would leave their music controls behind, but luckily, Bruce brought some controls in storage from the Studios and gold and platinum records from albums recorded at the studios, and the room looked like a true music studio. Also, until the week of the opening, I had no idea that the small recording studio was also a bathroom, and like true homemade studio style, we made it work as both placing a Gibson stool and microphone, ready to record in the guest bedroom.

One of my favorite elements were the antique music sheets I found at the Pasadena flea market that I used as wall treatments in the bedroom and control room.  Some of the sheets were published as early as the 1890's and the way they were noted and used, I really felt as though I was bringing the music it back to life.

Showcase Loft #2 :  The David Bowie Loft

Interview with Award Winning Designer Rogerio Carvalheiro, Principal of RC Design Federation.

1)  What was on your mind when you started to create this space?

The fact that I have always been in "awe" of David Bowie since I was a child.  Trying to understand who he is and what inspired him was key for me.  After watching most every movie, listening to almost all his music, watching every music video and performance that I could find, and asking people who knew him what he was like, I learned that he is not any of his characters (Ziggy, The Man who Fell to Earth, etc.) but that he is an Artist in the original sense of the word.  This is something that I wrote at the end of the research phase of this project and before I launched into the design phase:

The word that comes up most often from people who know David Bowie is how elegant and stylish he is as David. The other is that he is a true artist who commits fully to his music and his characters. The music he writes and the characters that he chooses to portray always reflect the most cutting edge at that moment in time. He is not afraid to push the boundary and because of this his art always transcends the current trend while memorializes each era.
My installation will reflect his flawless sense of personal rock 'n elegant style while overlaying aspects of each era that he has forever emblazoned in our minds.

2) what were some of the design elements that designate David Bowie?

Not any one piece designates David Bowie but all of them in unison do.   I chose pieces that were either ultra modern or had a slight historic edge to them.  Think of David Bowie singing a duet with Bing Crosby (established icon with modern icon).   Think of David Bowie in real life (intelligent, well spoken, well dressed, classy) and Ziggy Stardust/Jareth the Goblin King (edgy, showy, magical).  This juxtaposition of old and new and rocker plays itself out in the entire interior design and in that way it is all Bowie.  This juxtaposition is perfectly captured in the table that I designed and had built specifically for this space (the white l lacquer table upstairs).  I call this piece the MashUp Table because it has its super clean modern top juxtaposed by its romantic claw foot legs.

The other important piece of the installation were the video graphics in which I collaborated with Jayson Whitmore of Royale (weareroyale.com).  After my intensive research phase we took all those images and favorite clips from movies and compiled them into either a slow moving portrait (upstairs) or a fast paced visual extravaganza (downstairs) that presented reinterpreted Bowie images that helped set the required emotional overlay into our space.  Here are two quotes from Jayson about the video piece downstairs and the video piece upstairs:

“The video installation downstairs represents the more literal Bowie,” says Whitmore. “To illustrate his ‘show’ side and ‘personal’ side, I juxtaposed the fast-tempo and ambient media based around the music. Overall, it’s intended to entertain, whereas the piece upstairs is more of a fine art experience.’

"The moving abstract painting is best understood and experienced in the context of the lush interior design elements Rogerio created,” comments Whitmore.

3) what were some of the green elements you use to design the space?

Not any one piece in particular but the entire installation as a whole.  All these furniture selections are either classics or modern day classics that, stylistically, will work for a very long time in varying settings.  In this way, and if a style can be considered green, this approach is because there is no waste of furniture and these pieces can be used again and again.  Amongst the selections are several personal pieces from garage sale purchases or alley finds that I have reconditioned.  I love doing this with all my interiors.  Recycling furniture in LA is easy to do when alleys are often full of misc. pieces ready to be destroyed.  Also, my floral designer Andre Jackson used elements like feathers, bonsais, and planted trees instead of random cut flowers (though we did have a few next to the bed) which minimized overall waste.  The little waste created by the 3 cut lily stems went into my compost which then creates amazing tomatoes in my back yard.

4) what were some of the challenges when you're designing this space? what were you're most proud of?

The challenge, which ended up being an asset, was the difference in light quality between the upstairs and the downstairs of this unit.  The upstairs is light and airy and has a urban feel with a beautiful view of the Hollywood sign.  The downstairs is more moody with its smaller windows and very large open space.  I decided to work with these two elements as apposed to working against them.  Upstairs I created a light, fun, "party in the kitchen" feel centered around the communal table that I designed (The MashUp Table) for this space.  Its all about chatting around the table while you cook and converse.  I approached the downstairs more like a luxury suite in a hotel (having done lots of Hospitality Design in the past) with a sexy lounge area immediately next to a sexy sleeping area (with its own bedside bar).  I call it the ultimate rocker lounge.  Basically, when the party winds down upstairs, you head downstairs for a more intimate, luxurious experience.

Most proud of?  How seamless the entire installation is between furniture selections, rugs, art, accessories, and emotional content.  Everywhere you looked there was a pairing of items that told their variation of my Bowie theme.

LOFTS @ CHEROKEE STUDIOS; LA’s FIRST Green Live/Work Lofts (Part 1/5)

Friday, 6 November 2009 18:45 by May
What do you get when you mix prime Hollywood real estate, avant-garde developers, venturesome investors, ingenious architects and designers, rock star legends, and green?  The LOFTS at Cherokee Studios. The Lofts at Cherokee Studios is the FIRST and forefront LEED® (Leadership for Energy and Environmental Design) Platinum creative live/work lofts in Los Angeles.  As a green real estate professional, of all the green buildings I’ve seen throughout California, I had the chance for a firsthand look at the newest, hippest, and greenest address in Hollywood.  The Platinum Preview Party at Cherokee Studios was a night to celebrate the transformation of the legendary Platinum album-recording studio into Platinum rating sustainable mix-use development.  Proceeds of the event were donated to Habitat of Humanity of Hollywood, a prominent non-profit organization that funds and constructs affordable homes throughout the world to combat poverty.

Of the 4,775,000 lofts, condos, and apartment homes in California, only 12 are designed to meet LEED® Platinum green building certification, which is the highest rating achievable from the US Green Building Council.  And all of them are at Cherokee Studios.  The building consists of retail spaces on the first floor, low flats and tri-level lofts on the second floor,  and town homes and penthouses on the third floor.  Of the 12 lofts, four were gorgeously transformed to “Platinum Showcase Lofts” in which I will show in depth in later parts of this blog.

In order to achieve the LEED Platinum level, the design team implemented a rigorous list of green building strategies.  LEED rates building on their ability to reduce impact from energy, material, water, and transportation, while improving indoor air quality and sustainable site implementation.   The building consists of the following:

·                Over 40% better than California’s strict Title 24 2005 Energy Efficiency standards

·                20 kW solar electric array

·                Astounding views

·                Dynamic double façade creates shade and buffers street noise while enabling ventilation

·                Electric car charging for every unit

·                Reclaimed Black Forest Walnut from Studio One reused

·                Walkable neighborhood scores “Walker’s Paradise” (95 out of 100) on walkscore.com

·                Extensive bike storage

·                Dynamic double façade creates shade and buffers street noise while enabling ventilation

·                Formaldehyde-free cabinets and flooring

·                High efficiency air filtration

·                Low and zero VOC paints and finishes

·                High efficiency tankless water heaters

·                High-tech, high efficiency Variable Refrigerant Flow Heating and Cooling System

·                Designed to optimize natural ventilation

·                Abundant natural daylight

·                Efficient lighting including strategic use of LED lighting

·                Green, living roof and cool roof

·                Upgraded glass enhances thermal and sound insulation

·                High recycled content and locally produced products

·                Forest Stewardship Council certified wood (50% of all wood products)

·                Reduced landfill waste by over 75%

·                Reduced stormwater runoff through groundbreaking under-sidewalk infiltration system

·                Drought resistant landscaping

·                Energy Star appliances

·                Dual flush Toto Aquia II toilets

·                Water efficient fixtures

·                Design for durability

·                Double walls between units for sound isolation

As I study through Cherokee Studio LEED Project Checklist (
http://loftsatcherokeestudios.com/greenCommitment/leedChecklist.php), the building earned 55/ 69 points, the highest point I’ve ever seen!  This high level of certification is only possible through a commitment to the highest standards of sustainable design and construction methods.  The commitment of two-time American Institute of Architects Top 10 Green Award Winner Pugh + Scarpa and LA’s leading green developer, REthink Development, has resulted in the greenest live/work/music building in California.

The new Cherokee Studios is also a music captured in architecture. Over 300 Platinum and Gold albums recorded by artists such as Ella Fitzgerald, David Bowie, Elton John, Frank Sinatra, and Elvis are in this iconic building. The building entrance, signage, walkway and doors reflect the past of Cherokee Studios. Gold and platinum records, memorabilia, and reminders of the artists that recorded at Cherokee are integrated in the lobby design.  Materials from the recording studio are reused throughout the new building including the dark wood paneling from Germany’s Black Forest that completed Frank Sinatra’s Studio One.  The premium and music units will include home recording or editing studios designed artfully by Cherokee Studio’s founders for music and filmmaking.  The Platinum records in the lobby honor Cherokee’s past while the Platinum* LEED Green Building design protects our planet’s future.   Not only is a LEED® building designed and constructed green, studies have concluded that LEED® Certified green Buildings have proven to produce more productive knowledge based work by occupants with studies showing 15% jumps in productivity.  Whether writing, cutting footage, editing, animating, or getting movies made, a healthy, comfortable, day lit workspace takes care of the productivity and the legendary legacy of Cherokee Studios provides the inspiration.
